Some of you may already know that we are looking for a new home. It is still a bit hard for buyers. Since we don't have extra money saved, we cannot afford a fixer upper or any home that needs repairs. So, we looked at newer homes, but they are the same price as building. What is the point? That is what we ask ourselves. If we can pick everything that we want, why don't we just build? We were approved for a mortgage, and our lender will pay our closing costs. Awesome! Well, we found a new neighborhood about 2 years ago when we couldn't afford to build. Now, they are building the last plat against this tree line. The white blip in the back is Ryan. He went to look at the 'dry' creek that runs through the back of the lot we are looking at. It is not 'dry'! There was about 3 feet of water. We must talk to the builder again about water control...sump pump, tar around the foundation, corrugated tubing to move water away from the house...etc. We are not in the 100 year FEMA flood plain, but when we went to the lot last weekend it was pretty wet. I am keeping in mind that there are no trees or grass to soak up the water and to expect water. The lot stops at the first black plastic containment and there is a big drop. There is also a big drop before the creek, so we might be okay. Whatcha think?
BTW-the neighborhood is called the Commons at Prarie Hill in South Beloit at I-90 and Rockton Road. It is full of young kids and young couples. Great place to start a family! The elementary school is Prarie Hill and about 2 blocks away. I just heard that a new middle/high school has been proposed to be built another 2 blocks away. There is also a fire house right next to the neighborhood. 8.25% tax rate. That is great...compared to Rockford's 10 something %. The lot is completely sodded.

The Ruch house is built on a 'bog' and we're ok...you just want to make sure that your builder takes the necessary steps for water control, and that your lot is graded correctly so that the water shed is away from your home. Also, HAVE BATTERY BACK UP ON YOUR SUMP PUMPS!!! So you don't have a basement flood like we did last year! Can't wait for those photos! What a cute scrap book that will make!

Grandpa Moffitt and I almost built a house in S Beloit. However, we discovered that most of the area has a very high water table, like 6 or 12 inches, we found out after we, also, had fallen in love with a particular lot. The big clue to make us investigate it was the standing water! That was when we decided to build in Roscoe instead, which is mostly sandy loam with great drainage...and at Yacht Club, we were 75 feet above the river where Neil said that if we got flooded by the river, all of Rockford would be under water. The 'Ledges Subdivision' is built on tha high water table. We looked at 22 houses there and all the basements smelled sour and like dirty feet. So, that's your Grammie's input. I will pray for you that "In my Father's house are many mansions" and He will lead you to your mansion. Luv ya, Grammie
